Some common questions that get asked when building a new home:
If your current property is large enough and you love your location but want a new home, this could be a great option. You may need our assistance when considering the ‘District Plan Rules’ that your specific council has in place – for example; there is a minimum size that each piece of land can be parceled into, and there may be need for an easement to manage the council connections of any services. We are happy to offer our free advice on your options before you commission the services of a surveyor/planner.
We can help. We keep a file of sections for sale in the Wellington Region (see our “Sections for Sale” tab). We can research a site for any specific building requirements or restrictions, if any, and can offer some good advice on the land. We also offer an ‘Obligation Free’ site visit to assess its suitability for building on.
Out with the old and in with the new! This option is fast becoming more popular and sometimes your only option in certain areas where sections are rare or simply not there. There are now a lot of older homes at their ‘recycling’ age that are in great locations and are no longer practical, or economical for renovating or living in. The house may not suit your lifestyle, is cold and damp, or not positioned practically to make the best use of the section. We will organise demolition or removal of the old home to make way for your new home.
Fantastic, we will visit your section to assess the land so we can design a home with you that will make the most of the section, outlook, sun, and how you want to live. Our “Planning Process Form” takes you through the different planning stages before building begins.
Think about how you want to live in your home, what you ‘need’, what is important to you, and its purpose – a family home or weekender? Consider how many rooms you need (bedrooms, bathrooms, living, study), one level or two storey, garaging. How you would like the sun to work in your home, your view, outdoor living? What style home you prefer – contemporary or traditional? Our team will discuss all these details with you including your ‘wish list’ and offer their expertise and guidance.
